High Pressure Wash - All surfaces to be painted and all house/building containing wood trim and aluminum or vinyl siding will be thoroughly cleaned with TSP cleaning solution (bio-degradable phosphate free or equivalent) and will be introduced either through brush agitation or high pressure injection.
Insect/Nest Removal - All bee/wasp/hornet nests will be sprayed, killed and removed prior to paint. All bird/duck/goose nests will be gently removed and relocated prior to painting.
Scraping/Sanding - Existing loose or flaking paint will be scraped and sanded to a sound paintable surface.
Rust - Accumulations of rust on metal surfaces will be removed by sanding, wire brush or other means as necessary. A Rust Inhibitor will then be applied prior to painting to prevent reoccurrence or bleeding through.
Mold - Any areas of suspect mold or mildew will be killed/cleaned with an active bleach or equivalent solution.
Pressure Wash Cleanup/Protection - All decks and surrounding areas that dirt or debris may have fallen on will be rinsed.
All flaked paint will be cleaned up from areas adjacent to the home. Extra care will be taken to not damage any adjacent landscaping via chemical or Power Wash use.
Spackling - All cracks in wood trim and holes caused by insects and vermin will be filled with an exterior grade crack filler/spackle. It will then be smoothed and sanded prior to painting.
Stucco Repair - All areas of Stucco rot or damage that are more efficient or cost effective to repair will be done with a top grade Stucco Plaster.
Caulking & Re-Nailing - Open joints/seams, poorly caulked areas and areas where caulking has shrunk, cracked or is deteriorating will be cleaned free of old caulking. (Special attention will be give to areas where possible water infiltration may occur.) A new 45-year + siliconized lated caulk will be applied.
Identifying Bad Wood - North Pointe Painting will alert homeowner of the presence of soft or rotting wood and missing wood trim after Power Washing. Upon approval you may have the bad wood replaced by our company on a time and material basis. All projects exceeding $1500 will be bid as there own separate quote and will be capped prior to commencement.
Priming Wood - Any exposed wood due to replacement, peeling, sanding or scraping will be primed with a base primer prior to painting. Knot holes on new replacement wood trim shall be sealed so that sap will not penetrate the primer or paint and become visible once painting is completed.
Painting - Depending on the size and type of the project your job foreman will decide which application is best. If you have concerns about application please discuss this will your estimator prior to commencement of work.
Painting Precautions and Clean-up - North Pointe Painting will provide and utilize drop cloths to protect adjacent surfaces. We shall avoid getting paint on window glass and screens. We will clean up any paint spills or over sprays as they occur as to not incur unnecessary damages for the customer. Any items that may be damaged will be replaced promptly by our company. Paint adhering to any surfaces other than those to be painted will be cleaned up and removed immediately.
